I'm pretty sure you can't include the template if you bought it at template monster... That's against their distribution policy.

Im selling it with the template, im not keeping it. Therefor i own it and am selling my template not giving it.

I have checked and emailed one of the directors while i wait for a reply
here is what they say:

"Can I resell the customized template?
No, you can not resell the customized template as a template but you may sell it as a project to your client "

What is a one time usage license?
When you buy the template at usual price you automatically get the one time usage license. It enables you to use each individual product on a single website only, belonging to either you or your client. You have to purchase the same template again if you to use the same design in connection with another or other projects. When passing files to your client please detele the template files from your computer.

I have not made any money from this site so the buyer would come under being a client.
