I've been working on an extra box on my home network learning linux in my spare time (which is also frequently spent gaming). It had been my intention to eventually colocate a 1U linux box once I felt comfortable enough with my linux remote administration prowess. The pricing, however, seems to be rather high with most colocation.
This comes out to an estimated cost of $100/mo (24-30slot source game , 12 slot source game, 8 slot left 4 dead, 10 slot teamspeak2 voice)to enlist the services of a hosting company to provide what I'd like; versus colocating a 1U box with an (estimated) 10mbit unmetered bandwidth pipe. Essentially, is the idea of my own colo box to host my server needs financial suicide? --disregard initial cost of 1U server build

How much bandwidth do you think you will use each month? You could use Colo4Dallas and for $100/month you get 1000GB of bandwidth for a 1U server. Part of the fun is being able to do it yourself rather than someone else do it for you. At least that is how I see it.

For your requirements you can expect to use about 3-4 Mbit 95th.
Or if you go the dedicated route a Dual Core machine with 2GB memory and 1000-1500GB will more than suffice. These days most providers can offer you that on a latency sensitive network for $125 or less.
Also unless you have specific regional needs, stick with Dallas or Chicago.
