After looking for countless hours via google, I thought I needed some professional opinions about this.
I am currently looking for a Co-Location in Northern California (San Jose, San Francisco, etc).
My needs are as follows:
Half-Rack or lower (by lower I mean 1/4th rack or 1/3rd rack, NOT per U).
1-3mbit to start, 10mbit+ after a few months (unmetered bandwidth only).
MUST have low ping times (It's for a gaming server business)
Must be an independant Co-Location (not a dump, AKA: needs access from the next city over)
As you can see those are some pretty strict guidelines, and it's been damn near impossible to find one. I am asking you, the pros, for help.
All this for under 500 would be nice, but I'm willing to go over that.

Thank you everyone, I really have taken everything you have said into consideration, but I believe I have nailed my search down to Peer1, or a reseller of Peer1. If you look at the Peer1 network map, they have fiber lines running from Vancouver all the way down to LA, and living in Southern California myself, I can tell you my traceroute shows me hitting only 1 hop, before getting on the fiber line and going straight to the server peer 1's private fiber line. I live near San Diego, and im getting 35-40 ping on peer1 Seattle! Unfortunately, peer1's west and east coast servers are routed seperately, so they are anything but my first choice for Chicago, and Dallas expansions. If you know any resellers of peer1 San Jose, please post it!
