As to the records I have kept it would seem that I have made: £523.00 since 03/11/2003. This is less than a year and I didn't keep all of the records so I predicted it would have been £500 to £600 a year.
three times the annual income is a pretty high estimation. Because website need work just for the maintenance.
If you have to work 3 year (or even two) just to have your money back that's not a good investments.

I have found some of my financial records for 2003 which is why I am posting this more accurate post. I am sorry I have posted inaccurate estimations of what the business earns a year, but to be quite honest I do not know for certain. All I can see is it is probably around £700 - £800, I am still looking for more records because at the moment I have a massive gap from April to November 2003 where I cant find any records. I would like to know what you would offer the company and what would be a reasonable asking price.

In looking at this, I see a total recurring revenue of £323.50 related to hosting. Given the small number of customers, short time you've been in business, and that you've not mentioned any contracts or outstanding design work to be done, I wouldn't include the design revenue in the calculation. I can see why you'd want to move it; on recurring costs vs. recurring income, you're about £160 a year under water.
From your first post, it looks like most of your annual customers paid between December and Feb, so it's at least 9 months since most of them will come due; is this correct?
You mention a leased vBulletin license, but no expenses related to it; how long is it paid up?
