How do I create a demo cpanel with WHM, so visitors can check features of cpanel without actually affecting anything?
I would be very greatful if someone would explain

if i remember correctly in WHM setup a demo account
IE demo.domain.com and turn it into a demo account. It is an option on the WMH Menu
Under the Account funtions there is a Enable / Disable Demo Account.
you might want to check out cpanel.net forums for information on this also.

I am using WHM 5.2.0 and the exact phrase is Disable or Enable Demo Mode

I use WHM 5.3. But I do not see anything like Enable.Disable Demo Mode in mine.
I did everything else as described, demo.mysite.com with p/w, u/n demo. But without putting it into Demo mode I think it is just another account

The lack of that option indicates that you are most likely a reseller for another host, and that host has not given you that option in your WHM. In that case, you will have to contact your host to do so. If you are not a reseller and don't have that option, then you need to put in support ticket with cpanel to see what's up.
