What is the exact procedure to transfer the ownership? I was reading somewhere you have to get a notarized official document spelling out all the particulars. Is this necessary and do most sellers do this much trouble?

Different registrars have different procedures.
Some, all you need to do is edit the information via a control panel.

bur for some you have to fax or email papers:o

Paperless, instant transfers is the way to go :D

Yes, I couldn't imagine doing the notarized snail mail route. Especially if you sold the name for next to nothing! Maybe if it went for much $$, it may be worth it.
