i am looking for a lightbox that loads html, iframe, and accept css

but i need the lightbox to close when you click outside area.

lightbox 2 should be able to handle all of those for you. If it's not, than you could always write your own custom version. It's been awhile since i've used it, but I remember doing all those things with lightbox. You might have to change some settings to get it to close when you click outside the window though.
