Here is the answer to the 30 day rule question. I emailed the place I reistered the domain name from and this is exactly what they told me:

There is no waiting to change ownership, there is a 60 day waiting
period for transferring to a different Registra.

Absolutely correct. Again: buy the domain now, sell it 2 minutes later if you can. No problem. But you cannot change Registrars for it until 60 days have passed.
