I was wondering if there were any programs out there that track the amount of Up/Down time for the server a site may reside on? If so, what are the best ones and where can I find them? Thanks a ton!

So you just want to monitor one site on a server, not the entire server itself (and all the sites). If so, this has been discussed many times and try searching for 'site monitoring' or 'site monitor' or 'server monitoring' and you should be able to find discussion about this.
